The Mexico international is set for a medical with West Ham United ahead of signing terms.
The Sun says Ajax have accepted a 35m offer from the Irons and personal terms have also been struck.
He is set to arrive as a replacement former captain Declan Rice, now of Arsenal.
Alvarez famously was blocked from joining Chelsea last year as he pushed to leave Amsterdam.
