When my wife, Zarina consulted me about her property at our hometown up north in Kuala Kangsar, as a management educator, I rationalized upon her that “Renting out a property instead of selling it offers key advantages including a steady stream of passive income, potential for long-term appreciation and equity building, significant tax benefits, and the strategic flexibility to time the sale for a better market. It turns a property into a cash-flowing asset.”

Even though the house is made of bricks and mortar, but I know for Zarina, a home is built with love, memories, and emotions. It is where her life unfolds, where every corner holds a story, where her parents and siblings grow together. Unlike any other possession, a home has an emotion value that cannot be measured in square feet or monetary terms. This emotional bond influenced by sentimental memories, relationships & the feeling of stability it provides.

So, I advised “The challenge is getting reliable tenants that requires a systematic approach that combines clear criteria, thorough screening and effective communication. The goal is to find responsible, trusted & excellent tenants who will pay rent on time, maintain your property and ensure it is presentable.”

Alhamdulillah (with the blessings of God), Zarina managed to select a reliable tenant, Wan Mohamad Jamil (Jimi) and family to rent her house. Jimi, is one of the 22 children of Mak Wan who has been childhood neighbors of Zarina & family. He is comfortably retired from Malaysia Airlines (MAS) Engineering Workshop, as a committed head of family who together with his lovely wife, Faizah Shahidan successfully raised 12 responsible children & 17 grandkids.

I observed tenant Jimi and property owner Zarina relationship are built on clear communication, mutual respect and adherence to the tenancy agreements. I found the benefits of strong relationship whereby happy tenant who feel respected is more likely to care for the property like his own & will stay longer.
