Arthaland says take-up for QC project has hit 50%

SALES take-up at the Arthaland Corp.’s Liv North condominium project in Katipunan, Quezon City, has reached 50 percent, with the property developer seeing room for additional residential demand in the area.

Joyce Bonagua, Arthaland project development manager, touted the sales milestone during a media tour of the company’s newly opened Arthaland Gallery on Saturday.

“We’re already 50 percent sold,” Bonagua said.

Liv North is part of the company’s Liv residential development, which has a total sales target of P14.1 billion.

The project is expected to cater to investors, parents looking for homes for their children and professionals seeking residences near major educational institutions and business districts.

Loreal Botor, Arthaland marketing strategy lead, said the Katipunan condominium market still had room for new supply, citing limited inventory among existing developments.

“The Katipunan area is not saturated,” she said.

“We are looking at a more diverse market, given that we have schools nearby and based on our market study, the current offerings in the area, given the condominiums that are existing, are almost sold out and almost at no inventory.”

Liv North will be the first of two towers in the development. The 46-story tower will offer 748 residential units, with studio, one-bedroom and two-bedroom units ranging in size from about 24 to 70 square meters.

Studio units start at about P8 million, while one-bedroom units start at P13 million and two-bedroom units at P21 million, inclusive of value-added tax.

The project is targeted for turnover in July 2031.

Arthaland, meanwhile, opened the Arthaland Gallery in Quezon City to give prospective buyers a closer look at Liv while construction is ongoing.

“The Arthaland Gallery experience was designed to give visitors a feel for Liv even before it is completed,” Kiesha Silayan, Arthaland marketing strategy division manager, said.

The Liv development is targeting LEED, WELL, EDGE and Berde sustainability certifications, and is designed to achieve at least 20-percent energy and water savings.

Arthaland shares last closed at P0.465 each on Sept. 2.
