
AYALA Land Inc. is expanding its residential pipeline after inventory fell to 15 months of supply, roughly returning to pre-pandemic levels and prompting the property developer to selectively introduce new housing projects in South and Central Luzon.
The company said Thursday it would introduce new residential lots across three developments in its Nuvali Estate in Laguna, Lipa in Batangas and Crescendo Estate in Tarlac.
The projects are expected to add supply in markets supported by infrastructure development, expanding employment centers and growing economic activity.
“The sustained demand, coupled with more stable operating conditions, gives us confidence to offer new product in these markets,” Ayala Land President and CEO Anna Ma. Margarita Dy said.
“We are starting with a focused pipeline of horizontal developments where our integrated estates continue to create lasting value,” she added.
Mike Jugo, Ayala Land chief commercial officer, said end-users were continuing to underpin residential demand, particularly families looking for larger living spaces, integrated amenities and connectivity.
“The market today is driven by end-users making long-term decisions about where they want to live,” he said.
The company’s new residential supply will be concentrated in Calabarzon and Central Luzon, which continue to benefit from infrastructure investment and expanding economic activity.
Ayala Land cited the Cavite-Laguna Expressway and the North-South Commuter Railway as among the infrastructure developments supporting the markets where its new projects are located.
The company said the new pipeline reflected a selective approach to expanding residential supply as demand remained sustained in master-planned estates.
Ayala Land has 54 estates nationwide and a land bank of more than 9,000 hectares, with businesses spanning residential, office, commercial and industrial properties, as well as leasing and property-related services.
Ayala Land shares surged P0.10, or 0.65 percent, to close at P15.50 each on Thursday.
