
AYALA Land Inc. and Leonio Land are set to add a retail component to their Alviera estate in Porac, Pampanga, with The Shops Alviera targeted to open by the end of 2026.
Construction of the estate’s first neighborhood retail hub is under way, with 7-Eleven and 21st Bean Cafe among its initial confirmed tenants.
The development will be Ayala Land’s second The Shops retail concept in North Luzon alongside Crescendo. The Shops Alviera is expected to serve residents of the estate and customers from nearby communities in Porac.
The retail project comes as Miriam College Alviera starts its second school year and welcomes its first batch of college students.
Classes began on July 27 at the school’s 10-hectare campus, which currently offers programs from kindergarten to Grade 10. Miriam College Alviera is also expanding its higher education offerings.
The school plans to add graduate studies and technical-vocational programs, as well as international degree offerings through its partnership with Camosun College in Canada.
Alviera is a 1,800-hectare mixed-use estate jointly developed by Ayala Land and Leonio Land.
Aside from residential developments, the estate has industrial parks with locators including Monde Nissin, Badan Building Materials Corp., Heavy Duty Packaging Corp. and Philippine Spring Water.
The estate also has leisure facilities such as Sandbox, City Kart Racing, the Alviera Driving Range, bike trails and off-road activities, as well as the Alviera Country Club.
The addition of The Shops Alviera is expected to expand the estate’s commercial offerings as residential, educational and industrial developments continue to grow within the property.
Ayala Land shares on Monday were down P0.42, or 2.69 percent, closing at P15.18 each.
