Cebu Landmasters to launch over P25B in projects

CEBU Landmasters Inc. (CLI) is looking at launching more than P25 billion worth of residential projects in the second half as it seeks to replenish inventory following slower first-half reservation sales.

CLI President and CEO Jose Franco Soberano told reporters on Wednesday that more than 11 projects comprising over 5,600 units were scheduled to be started across Cebu, Mactan, Ormoc, Butuan, Davao and Panglao, including a first project in Pasig City.“It’s hard to speculate because it can be sold out, it can be 50 percent. But we’re very bullish that we’ll be one of the first new inventory to the market very soon,” Soberano said.CLI’s reservation sales fell to P10.7 billion in the first half from P14 billion a year earlier.Soberano noted that the company ended 2025 with reservation sales of P26 billion and was aiming to come as close as possible to that this year despite having only about five months left to add new inventory.CLI’s property-for-sale portfolio was said to be 95 percent sold as of June 30, up from 92 percent in the previous quarter.The portfolio consisted of 107 projects and 45,507 residential units valued at P176.1 billion.The sell-through rate, combined with limited fresh inventory, contributed to a 2-percent decline in real estate sales to P9.7 billion during the first half.Total revenues were nearly flat at P10.2 billion, down 1 percent year on year.Consolidated net income stood at P2 billion, reflecting the timing of project launches and revenue recognition as well as a higher comparative base.Despite the slower residential business, CLI’s recurring-income segments continued to expand.Leasing revenue jumped 49 percent to P162 million in the first half, driven by newly operational commercial properties, a growing tenant base and the opening of The Paragon Davao Lifestyle Mall.Hotel revenue increased 15 percent to P231 million, supported by higher occupancy and additional room inventory following the opening of Radisson RED Cebu Mandaue in the first quarter.Cost of sales remained broadly flat year on year, allowing CLI to maintain a 50-percent gross profit margin.The company’s share price rose by 2 centavos to close at P2.20 each on Wednesday.
