
KOTA KINABALU: A prominent Peninsula-based property developer, Bandar Raya Developments Berhad (BRDB) made its debut into Sabah’s high-rise residential property market with a grand launch of its first low density and high-end residential project, Asmara Residences.
The development is positioned as a family-oriented residential project offering spaciousness of a bungalow and semi-detached homes with a concept of living in the sky.
The project, located in a premium area of Likas, was designed as a low-density development and promises residents with greater privacy and space.
Asmara Residences, the newly-launched luxury condominium project here is a single 30-storey tower featuring only 195 total units being built across a 1.636-acre site in Likas with high privacy and resort-style living.
It was designed to offer residents a semi-detached and bungalow-style living experience in a high-rise setting.
Asmara Residences comprises typical units ranging from 1,050 to 1,998 sq ft, while a penthouse measuring almost 5,000 sq ft and two duplex units of nearly 3,000 sq ft each are also available.
The location is another advantage. It is easily accessible and only five to seven minutes’ drive to the city centre and a walking distance to two schools - Kian Kok Middle School and Sabah Tshung Tsin Secondary School and grocery stores in the area while remaining close to the City’s established amenities.
As for the facilities, the project features them on Level 8, designed with a resort-style concept aimed at providing residents with a place to relax and unwind after returning home.
Among the facilities are a swimming pool, sauna, gymnasium, children’s pool, children’s playground, sunset viewing deck and an outdoor cinema.
This is a place where residents can relax and chill at home.
Another highlight in the event, BRDB has appointed Knight Frank Property Management Sdn. Bhd. as a property manager of Asmara Residences via a formal signing between the two companies in which Terra Plenitude Sdn Bhd, a subsidiary of BRDB, sealed the appointment.
Meanwhile, Krishnan Periyasamy, representative from Terra Plenitude Sdn. Bhd. told reporters that earthworks for the project had almost been completed and expected to take about 48 months to be completed which is in 2030.
“This project marked BRDB’s expansion into Sabah following our presence in Kuala Lumpur and Johor Bahru.
Furthermore, we have projects overseas and in other parts in the world, so why not Sabah as well? When it is part of Malaysia,” he said when met at the Asmara Residences Grand Launch at its show room gallery here.
Asmara Residences would be the group’s first high-end and low-density residential development in Sabah and the company is confident the project would attract buyers as its product offering was designed to match its premium pricing.
“We have done some market research and we feel, at the end of the day, the product must match the price. You can’t just sell anything at a high price.
“So, we feel we can deliver a product that will be attractive to buyers,” Krishnan said.
“Of course, we will be more than happy to accommodate anybody who is interested. Nonetheless, I’m hoping at least the majority will be Sabahans,” he said.
