Hotel101 to build $102M hotel in Egypt

DOUBLEDRAGON Corp.’s Hotel101 Global Holdings Corp. is planning to build a 750-room hotel in Cairo with an estimated project value of $102.09 million (about P6.47 billion) after entering into a country-wide development agreement with Egypt as its entry point into the African continent.

In a disclosure on Tuesday, DoubleDragon said Hotel101 Global had signed definitive binding agreements with WNTR Property & Hospitality, an affiliate of Egyptian conglomerate IGI Holding, for the development of Hotel101-Cairo West, which is expected to be completed by 2029.

The project will occupy a 15,984-square-meter site in Hay Al Ashgar along Ahmed Zewail Road, around 10 minutes from the Giza Pyramids and the Grand Egyptian Museum, according to the company.

Hotel101-Cairo West is expected to become one of the three largest hotels in Cairo by room count, with four-star amenities, including a ballroom, conference center, meeting facilities, swimming pools, a gym, all-day dining and a business center.

The agreement marks Hotel101’s entry into the African continent as the company pursues its goal of operating 1 million standardized hotel rooms across 100 countries, primarily through licensing its hospitality business model.

Hotel101 Global said the entry into Egypt would bring its standardized condotel model to a major tourism market in the Middle East and Africa. The company cited Egypt’s reported 19 million tourist arrivals in 2025 and its population of about 118 million as part of the market backdrop.

WNTR Property & Hospitality is affiliated with IGI Holding, whose business interests span real estate, construction, hospitality, textiles, consumer goods and other industries. IGI Developments, the group’s real estate arm, has developed integrated residential communities in Egypt since the mid-1990s.

The Cairo project follows Hotel101’s overseas expansion, including the opening of its 680-room Madrid property in Spain in March 2026. The company is also preparing to open its 482-room Hotel101-Niseko in Hokkaido, Japan, in December.

In the Philippines, Hotel101 operates properties in Manila and Fort Bonifacio, and is expanding its domestic portfolio with projects in Davao and Cebu.

Nasdaq-listed Hotel101 Global is a subsidiary of Philippine-listed DoubleDragon, which reported total assets of P246.04 billion. The company said the planned Egypt project remains subject to customary government, regulatory and corporate approvals.

Shares of DoubleDragon on Wednesday closed unchanged at P11.70 each amid a 0.26-percent rise for the benchmark Philippine Stock Exchange index.
