
IOI Properties partners Marriott to open The Westin Puchong, the first international five-star hotel in Puchong, by 2030.
IOI PROPERTIES Group Berhad (IOIPG) has partnered with Marriott International to introduce The Westin Puchong, which is set to become Puchong’s first internationally branded five-star hotel when it opens by the end of June 2030.
The hotel operations and management agreement, signed by IOIPG and Marriott International, will see the 324-room property developed within IOI Rio City, the remaining 100-acre masterplan of Bandar Puteri Puchong.
The new hotel will complement the existing Four Points by Sheraton Puchong, expanding the township’s hospitality offerings while enhancing its capacity to host business events and tourism activities.
Speaking at the signing ceremony, IOIPG chief operating officer for property investment Chris Chong said the project marked another milestone in the transformation of Bandar Puteri Puchong.
“This signifies a new milestone for the communities of Bandar Puteri Puchong and the greater Puchong area. The Westin Puchong will mark the arrival of the first internationally branded five-star hotel in Puchong, anticipated to open its doors by the end of June 2030,” he said.
Chong said the addition of The Westin Puchong forms part of the group’s broader strategy to expand its recurring income assets through its hospitality and leisure portfolio.
He said IOIPG currently owns and operates nine hotels with a combined 3,075 rooms. Together with The Westin Puchong, the upcoming 360-room W Singapore – Marina View and other pipeline developments, the group expects to add 907 rooms by 2030, bringing its total hotel inventory to 3,982 rooms across Malaysia, Singapore and China.

The Westin Puchong is expected to create approximately 220 jobs upon completion while strengthening the township’s commercial landscape and supporting the growth of business travel and tourism in the area.
Marriott International vice-president for hotel development in Asia Pacific (excluding China), Andree Susilo, said the latest project further strengthened the hospitality group’s long-standing partnership with IOIPG.

Building on our successful collaboration of nine operating properties and another in the pipeline, we are proud to introduce The Westin brand to one of the country’s fastest-growing commercial corridors.

The hotel will serve as the flagship hospitality component of IOI Rio City, the final phase of the 27-year development of Bandar Puteri Puchong.
Planned over 12 years with an estimated gross development value (GDV) of RM12 billion, IOI Rio City aims to transform the township into an international business hub.
The masterplan will also feature IOI Mall Rio, a 5½-storey retail mall offering more than one million sq ft of net lettable area, and a standalone 30-storey Grade A office tower.
IOIPG said the development builds on more than three decades of investment in Puchong, where it has developed nearly 2,000 acres through Bandar Puchong Jaya and Bandar Puteri Puchong.
The surrounding precinct already includes residential, commercial and recreational developments such as 2 Rio Residences, Skyloft Avenue, Boxwood Residences and the 10.93-acre Town Park @ Bandar Puteri Puchong, with Alyvia Residences and The Cube Plus among the upcoming projects.
To support the township’s continued growth, IOIPG has invested more than RM90 million in infrastructure upgrades since 2016, including new flyovers, underpasses, pedestrian bridges and improved access to the LRT network.
Chong said sustainability remains a key consideration in the development of The Westin Puchong.
“As one of the pioneer developers in Puchong over the past 30 years, IOI Properties Group has always remained committed to the interests of its stakeholders and the community at large. The Westin Puchong must not only be financially viable but also minimise its environmental impact while meeting Green Building Index (GBI) Gold certification standards,” he said.
The hotel is targeting GBI Gold certification and will incorporate energy-efficient systems, environmentally friendly building materials and waste management practices. It also forms part of IOI Rio City’s broader 15-minute city concept, featuring cycling paths, landscaped walkways, covered pedestrian bridges and seamless connectivity to nearby LRT stations to encourage sustainable urban living.
