‘Megatrends’ influencing choice of office spaces – report

OFFICE tenants are prioritizing flexibility, energy efficiency and climate resilience as artificial intelligence (AI) adoption, rising power costs and demographic shifts reshape workplace strategies, according to a new report released Friday by property consultancy Colliers Philippines.

The report, “Building Resilience: 5 Megatrends Redefining Corporate Real Estate,” identified AI-enabled workforces, demographic changes, energy security concerns, climate risks, and shifting global trade dynamics as key forces driving changes in office demand.

Growing adoption of AI is prompting companies — particularly those in the information technology-business process management, shared services, and knowledge-based sectors — to seek higher-grade office buildings capable of supporting stronger digital infrastructure, enhanced cybersecurity requirements, and more flexible workplace layouts, the report pointed out.

At the same time, young, skilled workers are boosting the country’s appeal as a regional business hub, influencing office occupiers to prioritize workplace accessibility, employee experience and proximity to transport links and amenities.

Rising energy costs and sustainability requirements are likewise important considerations for office tenants, especially multinational firms seeking buildings that support environmental, social and governance commitments through efficient systems, reliable power supply and sustainable design.

These factors are driving demand for premium and Grade A office spaces that can provide long-term operational efficiency while supporting corporate sustainability objectives, said the report.

Climate resilience is also becoming more prominent factor in office location decisions, with companies paying closer attention to flood risks, building quality and business continuity measures when selecting sites, particularly in Metro Manila’s major business districts.

Meanwhile, evolving trade patterns and regional diversification strategies are reinforcing the Philippines’ position as a cost-competitive location in Southeast Asia, supported by its large talent pool, established business services sector and relatively competitive occupancy costs.

“Asia-Pacific’s dynamism shows there’s no longer a global monopoly on innovation or competition,” said Mike Davis, Colliers managing director for Asia-Pacific occupier services. “The region will become an important factor in location strategies globally, whether as a future growth center, vital supply chain link, or source of skilled talent.”
