GLOBAL-ESTATE Resorts, Inc. (GERI), a subsidiary of Megaworld Corp., is set to develop an exclusive 18-hectare residential village, Villa Scala, within the 116-hectare Nascala Coast township in Nasugbu, Batangas.
In a disclosure on Thursday, Megaworld said that Villa Scala, the first development within the beachside township, would feature 217 lots ranging in size from 407 to 1,081 square meters that offer panoramic views of Nasugbu Bay, the West Philippine Sea, and surrounding mountain ranges.
“Villa Scala captures the essence of Nasugbu’s distinct allure, where pristine beaches, breathtaking mountain vistas, and a deep appreciation for nature welcome everyone,” said Rachelle Hernandez, first vice president of Megaworld Global-Estate Inc.
“With this village, we envision continuing to develop Nascala Coast into a thriving coastal address where generations of families can flourish,” she added.
Located within Batangas’ high-value coastal corridor, Villa Scala is positioned as a destination for residents seeking a premium coastal lifestyle. Future homeowners will benefit from a nearby marina facility for yachting, sailing and other marine leisure activities.
A central feature of the development will be the Villa Scala Clubhouse, perched on a cliffside near the beach, that will include a cantilevered infinity pool, function rooms, a fitness center and an open courtyard.
About 40 percent of the coastal village will be dedicated to landscaped parks and open spaces along with 15-meter-wide roads and underground utility cabling.
Construction of Villa Scala is scheduled to begin in 2027, with completion targeted for 2032. Upon full development, the village is projected to generate P7 billion in sales.
Accessibility was said to be another advantage as Nascala Coast is just 2.5 hours from Metro Manila and one hour from Tagaytay, with connections via the South Luzon Expressway, Manila-Cavite Expressway and Ternate-Nasugbu Highway. The upcoming Cavite-Batangas Expressway is expected to further improve travel times.
GERI’s integrated Nascala Coast township combines residential villages, beachside condominiums, commercial hubs, leisure destinations, mixed-use centers, and vibrant town centers, aiming to create a standout tourism and lifestyle destination in Batangas.
Megaworld shares on Thursday rose P0.01, or P0.45 percent, to close at P2.24 each.
