
AS commercial borrowing costs continue to climb, the Home Development Mutual Fund (HDMF), commonly known as the Pag-IBIG Fund, remains a steadfast pillar of support for Filipino workers, ensuring that the dream of homeownership stays affordable and achievable.
Pag-IBIG Fund CEO Marilene Acosta said the agency has been doubling down on its commitment to provide accessible financing options that shield ordinary members from the pressures of a tightening lending environment under the expanded Pambansang Pabahay para sa Pilipino (4PH) program of the administration of President Ferdinand Marcos Jr.
At the heart of this effort, Acosta said, is a multi-pronged strategy: a subsidized 3 percent interest rate for qualified socialized housing borrowers, special promotional rates for other homebuyers, and an increased housing loan ceiling of up to P10 million.
Housing Secretary Jose Ramon Aliling, who chairs Pag-IBIG’s board of trustees, cited the critical role of the agency’s housing loan program in today’s economic climate.
“With commercial housing loans expected to become more expensive, the Pag-IBIG Housing Loan becomes all the more important in helping Filipino workers continue with their plans to own a home,” Aliling said.
The housing czar said with its low rates and housing loans of up to P10 million, members can choose a home that suits their family, fits their budget, and can be paid for affordably over time.
Under the expanded 4PH framework, qualified socialized housing borrowers can access the subsidized rate of 3 percent, while those purchasing homes above the socialized housing ceiling may avail themselves of a promotional rate of 4.5 percent on loans up to P4.9 million, or 5.75 percent on loans ranging from P4.9 million to P10 million.
These tiered, budget-friendly options not only empower more members to move forward with their home-buying plans but also sustain genuine buyer demand — in turn energizing the broader housing industry, Acosta said.
The Pag-IBIG chief executive emphasized that the agency’s approach goes beyond low interest rates.
By forging strategic alliances with top residential developers, Pag-IBIG is creating a virtuous cycle: members gain access to a richer selection of homes, while developers tap into a larger pool of qualified buyers.
