Public-private cooperation vital to safer housing — ALI

MANILA, Philippines — Solving the country’s housing problems will demand sustained investment, responsible development, and stronger collaboration between the public and private sectors, a major real estate developer said.

Responding to the United Nations’ call for “Safe Homes for All,” Ayala Land Inc. (ALI) President and CEO Anna Ma. Margarita Dy on Wednesday stressed that no single company can address the country’s housing challenges on its own, citing the importance of constructive partnerships, sound planning and responsible investment in helping more Filipino families secure safe and decent homes.

Dy’s remarks came as the Department of Human Settlements and Urban Development (DHSUD) and the Pag-IBIG Fund staged the Second National Housing Expo at the SMX Convention Center in Pasay City.

More than 80 developers that offered over 50,000 housing units, alongside government housing services and financing assistance, participated in the event.

The ALI chief executive said that the expo demonstrated how public institutions and private developers can complement each other in tackling different aspects of the housing challenge.

Developers bring residential projects, capital, and technical expertise to the table while government agencies craft policies, facilitate financing programs and help qualified buyers access available housing opportunities, Dy said.

Meanwhile, Dy said ALI’s first-half 2026 disclosures show capital expenditures of P12.7 billion for residential projects and P8.3 billion for estate development, reflecting the scale of resources the company has committed to these two areas of its development program.

“It remained on schedule with deliveries across 40 projects, having turned over nearly 6,000 residential units as of the first half of 2026,” she revealed.

Dy stressed that the private sector’s responsibility goes beyond constructing properties.

“It also entails delivering projects responsibly, honoring commitments to homebuyers, and working with partners to support the long-term development of communities,” she said.

The realty developer said Pag-IBIG Fund’s participation during the event aimed to help prospective buyers understand their borrowing capacity and available financing options.

Dy said the event also showcased various housing types such as house-and-lot properties, condominiums, and ready-for-occupancy units, giving visitors the opportunity to weigh their options against their needs and budgets.

“For families, the practical value of such assistance lies in helping them make informed decisions and assess whether a particular property will remain financially sustainable over the long term,” she said.

The top ALI executive reiterated that safe housing “requires not only homes that are built and delivered but also planning, infrastructure, and services that enable residents to live securely and with dignity.”

“The United Nations’ call for ‘Safe Homes for All’ is a good reminder that beyond shelter, a home is security, stability, and the start of a better future,” Dy said.
