RL Commercial REIT income hits P2.4B

RL Commercial REIT Inc. (RCR) posted a 41-percent increase in first-quarter net income, driven by asset infusions and sustained high occupancy across its portfolio.

In a disclosure on Wednesday, the company said the unaudited result was P2.4 billion for the period, excluding the impact of fair market value changes in investment properties.

“RCR’s inclusion in the Philippine Stock Exchange Index (PSEi) is a testament to the company’s financial stability and strong market liquidity. We remain committed to providing sustainable returns to our stakeholders,” RCR President and CEO Jericho Go said.

Revenues were said to have risen 51 percent to P3.4 billion.

RCR said the growth was mainly supported by assets infused in 2025, along with stable occupancy levels of 96 percent.

The company remained in a strong financial position, ending the quarter with total assets of P169.51 billion and shareholders’ equity of P162.35 billion. It also continued to operate without debt.

The board approved a regular cash dividend of P0.1115 per common share for the first quarter, amounting to P2.18 billion in total payouts.

This represents more than 90 percent of the company’s distributable income, in compliance with the REIT Law.

The dividend will be paid on June 1, 2026, to shareholders on record as of May 19, 2026.

RCR noted that it had consistently increased dividends quarter-on-quarter since its initial declaration.

As of end-March, RCR’s portfolio comprised 38 assets, including 21 malls and 17 office properties across 25 locations nationwide.

The firm said it remained well-positioned for further expansion, backed by sponsor Robinsons Land Corp. that has a pipeline of more than 1.7 million square meters of gross leasable area and about 4,000 hotel room keys for potential infusion.

RCR also said it was open to acquiring third-party assets as part of its long-term growth strategy.

As of April 30, 2026, the company’s market capitalization stood at P135.08 billion, based on a closing share price of P6.91.

RCR’s share price was unchanged at P7.00 apiece on Wednesday.
