Rockwell planning Alabang Town Center redevelopment

ROCKWELL Land Corp. said Tuesday that redevelopment plans for the Alabang Town Center (ATC) in Muntinlupa were being drawn up following its majority acquisition of the property.

At the company’s annual stockholders’ meeting on Tuesday, Chairman and CEO Nestor Padilla said the first phase of the redevelopment, to be implemented over the next two years, would focus on improving parking and traffic while enhancing the tenant mix.

“But more importantly, we will bring back the old charm of The Town, as the locals like to call ATC,” Padilla said.

He said Rockwell’s vision was to transform the property into a suburban lifestyle center over the next five to 10 years while preserving its strong connection with the Alabang community in Muntinlupa and surrounding villages.

The ATC acquisition was among the company’s milestones as it marked its 30th year in the property business.

Also on Tuesday, Rockwell reported a consolidated net income after tax of P5.3 billion for 2025, up 29 percent versus 2024, which it attributed to strong residential sales and the growing contribution of horizontal developments.

Reservation sales reached an all-time high of P25 billion, reflecting sustained demand for residential offerings, while net income attributable to the parent company amounted to P4.7 billion.

For the first quarter of 2026, net income attributable to the parent grew 67 to P1.29 billion, indicating that growth momentum had carried over despite a more challenging environment.

Despite the solid 2025 results, Rockwell said it was taking a cautious view of the remainder of the year amid global economic uncertainty.

“We are taking a realistic view of the coming months,” Rockwell President and Chief Operating Officer Valerie Soliven said. “The evolving global volatility and economic landscape, marked by softer demand, increasing interest rates and new regulatory requirements will affect our momentum for the rest of the year.”

Rockwell shares added P0.03, or 1.46 percent, to close at P2.09 each on Tuesday.
