School broadens REIT’s Northgate tenant mix

FILINVEST REIT Corp. (FILRT) is broadening its tenant mix at Northgate Cyberzone in Alabang with the entry an international school, diversifying beyond its traditional office and business process outsourcing (BPO) clients.

MIT International School (MITIS), an American-curriculum K-12 institution relocating from its site along the Alabang-Zapote road, leased nearly 900 square meters of ground-floor space at the iHub 2 building.

It will be the first international school to operate within Northgate Cyberzone.

FILRT said the lease formed part of an asset management strategy to bring in long-term institutional tenants and develop Northgate Cyberzone into a more diversified and integrated district.

“MIT International School’s decision to locate [to] Northgate Cyberzone reflects the district’s continued appeal as a strategic business address,” FILRT President and CEO Maricel Brion-Lirio said.

“As we continue to strengthen our office portfolio, we also see opportunities to welcome complementary institutions that contribute to a more dynamic and well-rounded community,” she added.

MITIS President Dae Kwan Chung said the school needed a location that could support its long-term expansion while remaining accessible to families in southern Metro Manila.

“FILRT’s Northgate Cyberzone offers the exact blend of modern infrastructure, accessibility, and security we envisioned,” Chung said.

FILRT said the school’s new location provided access to Grade A infrastructure, 24/7 security, pedestrian walkways and its green e-shuttle network.

The school’s presence is also expected to provide greater access to international education for families in Muntinlupa, Las Piñas, Parañaque and nearby communities along the South Luzon corridor.

FILRT has 17 Grade A office buildings with more than 300,000 square meters of gross leasable area, 16 of which are within Northgate Cyberzone, a Philippine Economic Zone Authority-accredited IT-BPO hub in Filinvest City, Alabang.

Meanwhile, FILRT on Monday also announced a leadership transition, with incumbent Chairman Joseph M. Yap set to become president and CEO effective Oct. 15.

Brion-Lirio will be retiring as president, CEO and director on the same date.

Yap, who has chaired FILRT since April 2024, previously served as president and CEO of Filinvest Land Inc. from 2007 to 2012 and as Philippine ambassador to Singapore from 2018 to 2022.

FILRT Treasurer and Chief Finance Officer Ana Venus Mejia was also appointed as a director effective Oct. 15 to fill the vacancy left by Brion-Lirio.

The company reported gross revenues of P2.05 billion in the first half of 2026, up 31 percent from a year earlier, while net income rose 34 percent to P874 million.

Its average portfolio occupancy stood at 87 percent in the first half, unchanged from the previous quarter but six percentage points higher than a year earlier.

Filinvest REIT shares added P0.01, or 0.37 percent, to close at P2.74 each on Monday.
