SUNWAY IPOH MALL has reached 80% leasing commitment ahead of its scheduled opening in the fourth quarter of 2027, signalling strong demand for large-scale retail space in Perak.

The RM1 billion mall will have 1.2 million sq ft of net lettable area (NLA), spread across four retail floors with about 400 shops.

Sunway Malls said the development would feature around 100 brands making their first appearance in Perak, with 25 brands recently confirmed to join the mall.

The line-up includes MUJI, LC Waikiki, TopTen10, Brands Outlet, Decathlon, Estée Lauder Companies, Harvey Norman, HOOGA, JD Sports, L’Oréal Group, MAP Active, Neonest, Padini, Panda Eyes, Popular, The Parenthood, Valiram Group and UNIQLO, which will operate its largest store in Perak at the mall.

Its anchor tenants include Parkson Elite, Village Grocer, TGV Cinemas, Mr D.I.Y. Plus, Sunway Ice Rink, Sunway Ipoh Exhibition Centre and Sunway Megalanes.

Sunway Malls Group managing director HC Chan said the leasing commitment reflected demand for quality retail space in Ipoh.

“The 80% leasing commitment ahead of opening reflects the demand we are seeing for quality retail space in Ipoh.

“While Perak has an established consumer and tourism base, there remains considerable room for a large-scale retail destination with the right mix of brands, dining, leisure and experiences.

“Sunway Ipoh Mall allows us to address that opportunity while giving our business partners access to a market that remains relatively underserved,” he said.

Sunway Malls currently has an overall occupancy rate of 98% across its 11-mall portfolio, compared with the national average of 79%.

The group recorded 5% year-on-year sales growth in the first half of 2026, compared with industry growth of 3.1%.

Sunway Malls Northern Region CEO Chai Wen Yew said Ipoh offered an opportunity supported by its established consumer base, tourism sector and the continued development of Sunway City Ipoh.

“Ipoh presents a compelling opportunity for us, supported by an established local consumer base, a strong tourism economy and the continued development of Sunway City Ipoh.

“Sunway Ipoh Mall sits at the heart of this integrated township, bringing retail, dining, entertainment and community experiences together with hospitality, tourism, education and healthcare.

“The strong commitment from our retail partners reinforces our confidence in the mall’s potential to unlock new growth for Ipoh and the wider Northern region,” he said.

Sunway Ipoh Mall forms part of the 1,350-acre Sunway City Ipoh integrated township, which includes tourism, hospitality, healthcare, education, residential and commercial developments.

Existing facilities include Lost World of Tambun Theme Park, The Banjaran Hotsprings Retreat, Sunway Medical Centre Ipoh and Sunway College Ipoh, while planned developments include Sunway University, a new hotel and convention centre.

The township currently has a gross development value of RM2 billion, with a further RM4 billion planned over the next 10 to 15 years.

Located about five minutes from the North-South Expressway via the Tambun exit, Sunway Ipoh Mall is also being positioned as a retail and leisure stop for interstate travellers.

The mall will feature what Sunway Malls describes as Perak’s first ice-skating rink, alongside a 36-lane bowling centre, multipurpose sports facilities, an exhibition centre and a 10-hall cinema with about 1,500 seats.

Its dining offering will include the Gourmet Garden, featuring indoor and outdoor dining surrounded by greenery and views inspired by Tambun’s limestone landscape.

The mall will have 2,950 parking bays, including 100 electric vehicle charging bays.

Sunway Malls said the project was intended to complement the tourism and leisure ecosystem within Sunway City Ipoh while providing retailers with access to Perak’s consumer and visitor economy.

As of September 2026, 435 shops covering a combined 850,000 sq ft of retail space across Sunway Malls had undergone upgrades or renovations.

Sunway Malls currently owns and manages 11 malls and has five more in its pipeline over the next three years, which would bring its portfolio to 16 malls.

Its expansion strategy includes refurbishing existing retail assets, strengthening business partnerships and developing new malls.
