THE Professional Regulation Commission (PRC) announces that 1,863 out of 2,296 passed the Real Estate Brokers Licensure Examination given by the Board of Real Estate Service in the National Capital Region (NCR), Baguio, Butuan, Cagayan de Oro, Cebu, Davao, Iloilo, Koronadal, Legazpi, Lucena, Rosales, Tacloban, and Tuguegarao on April 2026.

On June 5, 2026, the SMX Convention Center at the Mall of Asia Complex in Pasay City hosted the oathtaking ceremony for the newest licensed real estate brokers. Hundreds of successful examinees, joined by family and friends, celebrated the culmination of years of dedication and a landmark licensure examination.

The April 2026 Real Estate Brokers Examination was unlike any that came before it. Candidates were presented with a new format that incorporated advanced, AI-driven scenarios and problem-solving questions. This shift in the examination landscape caught many takers by surprise. Instead of the traditional recall-based exam, test-takers were challenged with dynamic, real-world simulations that required quick thinking, adaptability, and a solid grasp of both fundamentals and the latest industry technological advancements.

Many examinees initially expressed concern about the AI-driven content, noting the exam’s significant departure from previous years. "The questions felt like they were written by a machine — very situational and analytical," said one new broker. Another added, "It was challenging because you really had to understand the concepts, not just memorize laws or formulas."

Despite these changes, many candidates adapted successfully. The Professional Regulation Commission (PRC) reported a high passing rate, reflecting the current aspiring brokers’ resilience and adaptability. The oathtaking ceremony was marked by relief, joy and optimism, as new brokers celebrated their achievements and readiness to enter a technology-driven real estate industry.

The Professional Regulatory Board of Real Estate Service (PRBRES) commended the new brokers’ determination and their willingness to embrace an evolving profession. The address emphasized the importance of lifelong learning and adaptability in a field undergoing rapid transformation due to digitalization and AI.

A new chapter

The oathtaking ceremony marked both the end of the licensure journey and the beginning of a new chapter as licensed professionals. These new brokers enter the field equipped with essential skills, knowledge and the confidence gained from passing an innovative examination.

A special moment during the oathtaking ceremony was seeing my advisory class from Gardner College and Lyceum of Alabang, under the Bachelor of Science in Real Estate Management (BSREM) course, gathered together again. Last seeing them at their graduation, I could feel my heart filled with pride and joy to see them as fully fledged real estate brokers. Their smiles and excitement in our photo captured the spirit of triumph and camaraderie among this new generation of professionals. I wish them a bountiful real estate career ahead. My heart is full seeing them succeed and celebrating this milestone with them.

Allow me to emphasize the importance of taking the BSREM. This degree program provides a strong foundation in real estate principles, laws and ethics, and opens doors to a rewarding and dynamic profession. Those aspiring to become a licensed real estate broker, appraiser, or consultant will find enrolling in BSREM a wise step toward achieving their goals.
