45,884 hotel room keys to open in 6 years

THE Philippine accommodation pipeline stands at 45,884 room keys across 213 projects to open over the next six years, according to the 2026 Philippine Accommodation Pipeline Report released on Sept. 16 by the Philippine Hotel Owners Association (PHOA) and Leechiu Property Consultants (LPC). The report provides data on project counts, room keys, classification, indicative investment and employment, and is intended to support decision-making by hotel owners, tourism stakeholders and government policymakers.

The pipeline carries P387 billion in committed private capital, up 55 percent from P250 billion in the 2024 edition. It is projected to create more than 64,000 direct hotel jobs against the 57,000 forecast two years ago.

The report’s central finding is the gap between project growth and key growth. Projects tracked rose 35 percent, from 158 to 213, while room keys rose 14 percent. The industry is building more properties, of smaller average size, across more destinations than at any point recorded.

Regional patterns differ markedly. In Luzon, 75 percent of pipeline keys sit within the Luzon Economic Corridor, tracking infrastructure investment more closely than tourism demand. In the Visayas, 90 percent of keys are in destinations served by international gateways, with development skewing toward the upscale segments. In Mindanao, project numbers have risen 31 percent while average property size has fallen, as developers target high-growth secondary cities where smaller formats suit the current level of demand.

Nationally, 70 percent of pipeline keys are in destinations served by direct international flights. Central Visayas leads the national pipeline by key count, with growth concentrated in Mactan, Cebu City and Panglao.

“We are expanding our hotel accommodations to welcome a wider range of international and local travelers. By building more rooms, we offer greater flexibility and diverse options to suit different travel preferences and budgets. Alongside this growth, we remain committed to enhancing the quality of our facilities and services to deliver an exceptional guest experience,” said PHOA Executive Director Benito Bengzon Jr.

“Developers have committed P387 billion across 213 projects, and they have done it in the face of rising costs and a difficult financing environment. That is conviction. The question now is whether government ambition matches it, because we are competing for the same travelers as Vietnam, Thailand, and Indonesia, and those markets are not standing still,” said Alfred Lay, director of hotels, tourism, and leisure at Leechiu Property Consultants.
