More local buyers for Borneo’s highest units

Kota Kinabalu: Sabahans, Sarawakians and West Malaysians (80 per cent) outnumber foreign buyers (20 per cent - mainly from China, Hong Kong, South Korea, Brunei and United States besides other neighbouring countries) for the 56-storey Jesselton Twin Towers - Borneo’s tallest iconic landmark within the popular Luyang locale.

Located on a 4.88-acre parcel with 999 years in land tenure in Damai, Kota Kinabalu, the convenience of the location provides value for money as within 10 minutes travel time radius, residents can access most frequented popular destinations within the city from the airport to beach, the RM800 million Jesselton Twin Towers development offers 819 units in two 56-storey towers.

Executive Chairman of Jesselton Waterfront Holdings Sdn Bhd, the developer, Tan Sri David Chu said the condominium units on sale are not expensive for the lifestyle convenience value with RM600+ per sq ft onwards and monthly management service fee at 33 sen per square foot, although comparatively are similar to some other residential strata developments but not to forget Jesselton Twin Towers has extraordinary first of its kind facilities in Sabah compared to others such as double-storey sky club at Level 54 & 55 with Sabah’s tallest sunset bar, Sabah’s tallest sky cafe, private lounge, private dining, sky gardens, lounge and library for social gathering. This is in addition to the 50m international lap pool, jacuzzi, gymnasium, function halls, steam and sauna etc at the recreation deck at Level 10. Chu reiterated that Airbnb business is strictly not allowed.

Chu officiated at the topping up ceremony at Level 54 of the project’s Tower B on Friday, Feb 11, participated and witnessed by his financial bankers, top property sale agencies, consultants, contractor and his staff personnel.

He launched the project in January 2019 which was designed and built by China State Construction Engineering Malaysia (CSCEM) with award winning UIG Architects & international Engineering Consultant Meinhardt Group

The upper floors will comprise the project’s double storey private clubhouse for the residents.

About 70 per cent of the buyers are buying for their own stay, including foreigners on the Malaysia My Second Home (MM2H) programme and locals looking to upgrade to live in an iconic building with sea and sunset views as well as those desirous of living in a safe or gated-and-guarded environment.

Chu dispelled the public perception that many property developers in Sabah are engaging China contractors because their building costs are lower than local Malaysian builders.

He told Daily Express that from his experience of engaging a China contractor for Jesselton Twin Towers and a French conglomerate for his completed Jesselton Residences at Kota Kinabalu’s CBD, their services are costlier than using local contractors, but there are advantages in their professionalism as experienced international builders that provide developers better assurance for quality completion of big projects on time.

“We were affected by the Covid-19 pandemic MCO lockdown for about two years out of the construction period of three years till now but we will complete this project in time for delivery to our buyers.”

The project is expected to be completed by the end of this year.

The perception that there were more foreigners buying up premium condominiums even before the present Sabah government allows the qualifying minimum price threshold to be reduced from RM1 million to RM600,000 is not a reality at Jesselton Twin Towers.

The entry costs for a unit at Jesselton Twin Towers range from RM529,000 upwards for a studio unit (one car park) to RM2 million for a three-bedroom unit with floor area of 2,041 sq ft with two free car park lots provided. There are also penthouses measuring from 3,725 to 6,982 sq ft with RM1,000 per sq ft price tag onwards which is similar to penthouses at other projects

Jesselton Twin Towers will also come with a four-tier security system, including 24-hour guard service, CCTV surveillance, card access at lift lobby, lift car and panic buttons at the car park floors.

According to Chu, he is giving up some land area along the Jalan Bersatu stretch to expand the access Jalan Bersatu to a four-lane road for public convenience as well as for the residents.

They will also spend about RM1 million to convert all the overhead electricity and telephone poles to underground and to relocate the existing electricity sub-station along Jalan Bersatu

Jesselton Twin Towers is situated in the affluent neighbourhood of Damai in Luyang, which comprises mainly landed properties and bungalows. The development is located strategically between the Jalan Lintas Highway and Jalan Damai, and is a mere 10-minute drive to the city centre as well as the Kota Kinabalu International Airport.

It is surrounded by amenities such as hospitals, schools, shopping and recreation centres and the Sabah Golf & Country Club.
