IN AN era where the home has been forced to serve as both a high-pressure productivity hub and a private sanctuary, the definition of luxury has undergone a radical, permanent shift. No longer is prestige measured solely by gold-leaf finishes or sprawling square footage. Today’s most discerning investors are looking for a different kind of wealth — one measured in breaths of purified air, restorative sleep, and a profound, measurable sense of well-being.
At the heart of this global movement is Santé Residences Palawan, a 14-story residential innovation by property giant Megaworld. Located within the 462-hectare ecotourism community of Paragua Coastown in San Vicente, Palawan, the project introduces the Philippines to its first-ever WELL-registered residential development. It is a project engineered not just for shelter but for longevity. It is a commitment to a rigorous, evidence-based benchmark set by the International WELL Building Institute (IWBI). While traditional luxury focuses on the "built" environment, the WELL standard focuses exclusively on the holistic health of the people occupying the space.
During the media briefing on Feb. 9, Megaworld Palawan Head of Sales and Marketing Javier Romeo Abustan described the vision: "Sante, which translates to health in French, honors its name. At the heart of Santé Residences Palawan is the belief that true luxury is the ability to live well every day. Health is not an add-on; it is integrated into how residents move, rest, reconnect and recover. This is where your life begins."
The architectural language of the property draws inspiration from the "unbounded tropical expanse" of San Vicente, said Ar. Rachel Ng, architect and design manager from Megaworld’s Architectural and Planning Department. She explained that the design was a conscious effort to build with the environment rather than over it. "We wanted as less disturbance to the natural environment as we could," Ng said. "We’ve created frames around the balconies to give you privacy — an extra mile to give you that immersive experience. It’s not like designing your regular urban condominium; this is a respite."
These signature angled balcony pods are precision-engineered to provide panoramic views of Pagdanan Bay and the surrounding lush forests. This visual connection to nature is a core biophilic principle, proven to reduce stress hormones and enhance overall happiness.
The development offers 460 units ranging from functional 32.50-square-meter studios to expansive 179.50-square-meter three-bedroom bi-level suites. Reflecting its modern luxury status, price points range from P9 million to P60 million.
Each unit is equipped with a wireless smart home system, allowing residents to manage their environment via a dedicated app. This includes adjusting lighting to support natural circadian rhythms and managing thermal comfort, ensuring every room remains a perfect ecosystem for recovery.
Healing spaces
What truly distinguishes Santé Residences Palawan are the specialized facilities on its second-level amenity deck. These are not mere add-ons, but intentional spaces for healing.
The Halotherapy Center, a "salt-therapy" sanctuary, disperses microscopic salt particles into the air to improve respiratory health and boost the immune system. For those who view movement as a pillar of longevity, the Verve Studio offers high-performance athletic technology. Meanwhile, the Hydro-kinetic Pool utilizes engineered water pressure to soothe muscles and enhance circulation.
For mental clarity, the Quiet Lounge and outdoor meditation spaces offer secluded areas for reconnection. The Santé Botanique Garden, a green space that provides a sustainable harvest of produce, encourages a mindful diet and a deeper appreciation for the rhythms of nature.
As Megaworld’s third residential launch in Paragua Coastown, following the sold-out Paragua Beach Village and Oceanfront Premier Residences, Santé is part of a larger vision for San Vicente. Megaworld is currently constructing the 11-story Savoy Hotel Palawan and Paragua Sands Hotel, adding 617 room keys to boost local tourism.
Harold Geronimo, first vice president and head of PR and Media Affairs, Megaworld Corporation, noted the overwhelming market response: "People from different parts of the country and even abroad have been calling, asking for properties in San Vicente. One of the advantages of our township is that this is located in an untouched location in Palawan."
He clarified further that this near-pristine state means “there are no developments yet. We are the first movers in the town of San Vicente. There is so much promise, but we are very conscious about building an ecotourism community.” One of the current highlights in the township is the mangrove park, which has stemmed from a natural mangrove forest that is being protected.
Ar. Kenneth Uy, senior partner and vice president at Visionary Architecture, Inc., gave one cornerstone of Santé’s growing success, “We are redefining luxury not just by aesthetics but by showing [people] how to live better. ... Being healthy is your biggest reflex.”
