Megaworld accelerates provincial expansion

PROPERTY developer Megaworld Corp. is accelerating its provincial expansion with new office developments in Bulacan, Bacolod and Davao, adding more than 51,000 square meters of gross leasable area (GLA) across its township portfolio.

In a disclosure on Monday, the company said the new projects — Northwin Global Tower 1 in Bulacan, No. 5 Upper East Avenue in Bacolod, and One Republic Plaza in Davao — formed part of its strategy to capture rising demand for office spaces outside Metro Manila.

Megaworld global offices head Francis Roxas said the company was focusing on high-growth provincial markets to support business expansion in integrated township environments.

“Demand for office spaces remains high, particularly outside Metro Manila. We are strategically capturing this rising demand for regional office developments within our townships in Bulacan, Bacolod, and Davao,” he said.

This approach, Roxas continued, allows businesses to grow within “integrated, self-sustaining communities.”

In Bulacan, Megaworld topped off the 11-story Northwin Global Tower 1 inside its 85-hectare Northwin Global City township in Bocaue and Marilao. The project which will offer nearly 20,000 square meters of GLA.

Located along the North Luzon Expressway, the project is designed to be the first LEED-certified office building in that part of Bulacan, with the company saying they expect the development to generate thousands of jobs.

In Bacolod City, Megaworld is completing No. 5 Upper East Avenue, a four-story office building within The Upper East township that would add about 9,000 square meters of office space.

The project is expected to support growth in the IT and business process outsourcing (IT-BPO) sector, and would feature sustainability-focused design elements, including energy-efficient systems and green building features.

In Davao City, Megaworld is constructing the 16-story One Republic Plaza within Davao Park District, with around 24,000 square meters of office GLA. Completion is targeted for 2028.

The building is being developed with Leadership in Energy and Environmental Design (LEED) certification in mind and will feature energy-efficient systems, rainwater harvesting facilities, and provisions for electric vehicles.

Megaworld, the country’s largest office developer, said it currently operates nearly 90 office towers with more than 1.7 million square meters of office space nationwide. It reported P14.9 billion in office leasing revenues in 2025, up 11 percent versus 2024, driven by new assets, rental escalations, and sustained demand from BPO firms and multinational tenants.

The property firm further cited industry data showing it led office lease transactions in the first quarter of 2026, with 31,800 square meters of deals recorded.

The company added it continues to serve more than 500 local and multinational tenants across its township developments nationwide and is eyeing further expansion in Pampanga, Cavite and Iloilo.

Shares of Megaworld slipped P0.01, or 0.48 percent, to close at P2.08 each on Monday. NAZYLEN JOY MABANGLO
