Alviera’s mixed-use estate adds retail hub

ALVIERA, the 1,800-hectare estate jointly developed by Ayala Land and Leonio Land in Porac, Pampanga, introduces The Shops retail concept in North Luzon alongside Cresendo.

The Shops Alviera, a neighborhood retail and lifestyle hub, is progressing toward its targeted soft opening by the end of 2026. It is designed to become a community destination that will serve estate residents and the wider municipality of Porac.

It is designed to complement the established commercial centers in nearby Angeles City and the City of San Fernando. Among its first confirmed tenants are 7-Eleven and 21st Bean Cafe.

The emergence of a commercial district in the estate happens as Miriam College Alviera continues to establish itself as an important educational anchor within the estate. The institution welcomed its first batch of college students, with classes officially beginning on July 27.

Occupying a 10-hectare campus, Miriam College Alviera offers programs from Kindergarten to Grade 10 while expanding its higher education offerings. It plans to introduce graduate studies, technical-vocational programs, and international degree offerings through its partnership with Camosun College in Canada, reinforcing Alviera’s role as an emerging destination for learning in Central Luzon.

Together, the growing campus and the upcoming retail district illustrate how Alviera is steadily developing the essential components of everyday estate living. Schools foster daily activity and strengthen community life, while neighborhood retail provides the conveniences and gathering spaces that support residents, students, workers and visitors alike.
