
AS inflation and global energy shifts affect Filipinos amid ongoing geopolitical tensions in the Middle East, green property developer Arthaland’s PB14.1 residential development along Katipunan Avenue, Quezon City, is seen as a solution to alleviate rising transport costs and contribute to climate change mitigation through its sustainable design and strategic location. This was highlighted by Arthaland Executive Vice President and Chief Sustainability Officer Oliver Chan at the media briefing following the groundbreaking ceremony on April 21.
The groundbreaking of the mixed-use residential development Liv, which signals the start of construction for the project’s first phase, underscores the confidence in sustained demand for prime real estate as well, Chan added. Close to half of the inventory in Liv North, the first of two planned towers, has already been sold since pre-selling began in September 2025.
Aiming for LEED, Berde, WELL, and EDGE certifications, Liv is expected to provide 20 to 40 percent in energy savings on utilities. It will be equipped with energy-efficient systems such as high-performance air conditioning, LED lighting, and automatic lighting controls in common areas to help reduce electricity consumption. Water-saving plumbing systems will also be installed. The building’s exterior design, or building envelope, is designed to help lessen heat gain, improve indoor comfort, and reduce cooling demand. Low-emitting and non-toxic construction materials are also used to support healthier indoor air quality for residents.
Catering to the mid and upper mid markets, Liv is suitable for parents acquiring homes for their children, and professionals who want to live near leading academic institutions, namely ADMU, Miriam College, and UP Diliman, and key business districts along the C5 corridor. Consistent rental demand from the academic community could be another reason for investors to bet on Liv, the company said. Liv’s future residents, including students and teachers, can just walk to school. Instead of spending time and fuel on long commutes, they can be more productive, devoting time to their studies and other activities, Chan said.
A distinctive feature of the project is a pedestrian bridge that directly connects the property to Ateneo de Manila University. The bridge, which is also open to the larger Katipunan community, was made possible through a MOA signed on April 14 by Arthaland and the university. The MOA is a 50-year partnership, which, according to the developer, is part of the “Live, Work, Learn” ecosystem, it is aiming to build.
Community blueprint
The bridge, which will be fully funded and maintained by Arthaland, is expected to improve pedestrian safety, ease movement between the campus and surrounding establishments, and support better traffic flow along Katipunan Avenue.
Chan said that Liv is the blueprint for “how future communities should be built — connected, sustainable, and designed to elevate your everyday — creating lasting value not only for residents but for the entire neighborhood.”
Speaking at the groundbreaking ceremony, Arthaland Vice Chairman and President Jaime González said that through Liv, the company wants to create “a safe community and a secure foundation for families to grow and thrive.” The 46-story Liv North will offer 748 units in three configurations: studio (24–29 sqm), one bedroom (40–47 sqm), and two bedrooms at 68–70 sqm at an average of 325,000 per sqm. A unique feature of units is the multi-passenger bathroom design, with the toilet and shower in separate spaces for added efficiency, privacy and comfort.
Liv will offer a range of amenities designed to support wellness, productivity, and everyday convenience. These include a fitness gym, multi-purpose court, outdoor wellness area, lap and kiddie pools with a lounge deck, interactive study pods, social spaces, a sky garden, and the Potager Garden, which is a landscaped edible garden that will provide residents year-round access to fresh and organic herbs, fruits and vegetables. A retail podium will also rise on site, bringing daily essentials and convenient services just steps within reach.
Liv North Tower is targeted for completion in the third quarter of 2031.
