Cebu Landmasters expanding in Bohol via Tagbilaran residential project

CEBU Landmasters Inc. (CLI) is deepening its presence in Bohol with a 5.6-hectare residential development in Tagbilaran City, its third project in the province as it expands residential offerings across different market segments.

This follows strong take-up at existing Bohol projects, with Costa Mira Beachtown Panglao reaching a 98-percent sell-through rate for its 1,056 units, the company said in a disclosure on Tuesday.

Its fully completed Velmiro Greens Bohol in Dauis is also undergoing turnover with all 256 units expected to be delivered by the end of 2026.

“Bohol continues to show strong potential, and our performance here gives us confidence to deepen our commitment to the province,” CLI President and CEO Jose Franco Soberano said.

The new development in Barangay Bool will feature another Velmiro project, CLI’s mid-market residential brand and the company’s first Mirani mid-rise condominium development in Bohol.

Mirani will offer a more affordable condominium option and include commercial spaces, while Velmiro will expand CLI’s mid-market residential offering in the province.

Costa Mira Beachtown Panglao, CLI’s resort-oriented development, has 1,056 units and is 98 percent sold. All three towers are targeted for topping off within the year.

Meanwhile, Velmiro Greens Bohol has been fully completed and is now undergoing unit turnover. CLI expects all 256 units to be delivered by year-end.

The new 5.6-hectare property is located in Barangay Bool, about four kilometers from Tagbilaran Port and five to 10 minutes from the city proper, and is directly across from Cebu Sacred Heart College Tagbilaran Campus.

CLI said the development supported its strategy of diversifying its residential portfolio across key cities in the Visayas and Mindanao.

“We see continued opportunities in Bohol, supported by the province’s strategic location, tourism economy, expanding infrastructure, and growing demand for residential and commercial spaces,” Soberano said.

“With this new development, we can build on what has worked for us in Bohol through another Velmiro housing development while introducing Mirani as a more affordable option for local residents.”

The Bohol expansion comes as CLI moves forward with a broader pipeline of projects across the Visayas and Mindanao. The company has said that it is preparing more than P25 billion worth of projects for launch in the second half of 2026.

Cebu Landmasters shares dropped P0.01, or 0.49 percent, to close at P2.05 each on Tuesday amid a 0.37-percent rise for the benchmark Philippine Stock Exchange index.
