Jade Residence owners blast management over transparency, strata delay

KOTA KINABALU: Jade Residence homeowners say Smiths Gore Sabah’s recent clarification is misleading — the power problem was fixed last November, but audited accounts and quarterly reports from 2023 have never been given, while repairs and maintenance of facilities remain neglected.

The residents had faced the power outage in November 2024 during the tenure of the previous management, Jade Residence Management Sdn Bhd, which eventually agreed to release the developer’s bank guarantee to settle with Sabah Electricity (SE).

 Around 50 owners, nearly half of the occupied units, signed a counter-statement stressing they have not seen audited accounts since 2023, nor quarterly expenses updates, despite paying RM0.37 per square foot in management and sinking fund fees.

The group accused management of trying to look good in the media while failing on transparency.

They also urged the developer to expedite the strata title submission without further delay, saying all owners have been waiting years for the complicated process.

Until proper accounts are shown and the building properly managed, the owners say they will keep opposing the management.

Smiths Gore Sabah (SGS), in its recent statement, said the audited accounts for 2022 and 2023 are available, while the 2024 audit is being finalised for submission.
