Kota Kinabalu: The highly anticipated Cahaya Kristal residential project here by Encorp Berhad (Encorp), through its wholly-owned subsidiary Encorp Development Sdn Bhd, has been officially launched.

The low-density leasehold development at Bukit Kepayan is an important turning point for Encorp as it marks the company’s debut into the thriving Sabah real estate market and further establishes its status as a top developer.

“Kota Kinabalu is as vibrant as any city in Malaysia and we understand very much why developers from West Malaysia want to come to Sabah, specifically Kota Kinabalu,” said Encorp Group Chief Executive Officer Hazurin Harun at the launching ceremony on Saturday.

“We believe there is a lot of potential for good quality and good design homes not just for Sabah people but also for foreigners who want to have a property in Kota Kinabalu,” he said.

Read more Cahaya Kristal comprises 166 units spread across a 10-storey tower block, offering a selection of 1+1 bedrooms with one bathroom and 1+2 bedrooms with two bathrooms, as well as built-ups ranging from 530 square feet to 790 square feet.

Emphasising exclusivity and nature, most units offer either a panoramic view of the South China Sea or the serene green hilltops of Sabah’s hinterland.

“We define low density as being the total number of units over the whole development itself. A total of 166 units spread over 10 floors with three lifts is actually low density for developments of this kind,” he said.

He said there is only a limited number of units per floor.

“We try to give what people want. Before we embark on a project, we do a comprehensive study of what the local community wants, what the buyers in that particular area want, and we incorporate that in our design and of course in our pricing and the facilities and amenities that we provide.

“We try to incorporate as many sustainable features in the design. What we want to do is to enhance the buyers’ experience in buying our properties.

“Being our first project in Kota Kinabalu, it is very important for us to brand ourselves, to really provide the market with something that is interesting, beautiful and is value for money,” he said.

Encorp also announced its new sales gallery at KK Times Square.

Open for viewing from 9am to 6pm daily, it provides interested buyers with an immersive experience and comprehensive insights into the project’s offerings.

The event was graced by Mayor Datuk Noorliza Awang Alip. The gross development value of Cahaya Kristal is estimated at RM79.2 million, with completion targeted by July 2026.

Hazurin said Cahaya Kristal’s location itself is very good. It is close to the airport, close to the city and some units share a very nice view of the South China Sea.

“It has a very nice sunset view and one of the features of our development that we try to incorporate as much nature as possible into how we configurate the design of the products that we bring into the market,” he said.

An array of valuable incentives are offered for limited time and selected units, including complimentary air-conditioning units, complimentary fully fitted kitchen cabinets and carparks.

“As a responsible developer, we understand the importance of sustainable environmentally conscious practices in our projects,” said Hazurin.

“We have diligently conducted comprehensive soil tests and incorporated authorities’ requirements for drainage and stormwater management facilities.

“With our 23-year track record in West Malaysia and the exciting incentives we offer, we invite homebuyers to experience a harmonious blend of nature and convenience in this new residential project.”
