Steady growth for Sabah properties

Kota Kinabalu: The State’s residential property market is showing signs of steady growth, following transaction volumes and values recording an upward trend over 12 months from April 2024 to March 2025, according to Sabah Housing and Real Estate Developers Association (Shareda).

Citing The Edge Malaysia report on Kota Kinabalu’s Residential Property Market Performance and Brickz.my (NAPIC Transaction Data Portal) on Kota Kinabalu Residential Transactions, Shareda’s Deputy President Benny Ng Su Pei (pic) said the Kota KInabalu recorded 918 residential transactions in the 12 months period (April 2024 – March 2025).

“The median price stood at RM560,444, with a median rate of RM350 per square foot.

“In the fourth quarter of 2024, Sabah registered 1,583 residential transactions worth RM672.77 million — a 2.73 per cent increase in volume and a 5.76 per cent rise in transaction value compared to the same period in 2023.

“These figures point to a steady and confident trajectory for our local property market; a momentum we must continue to build on together,” he said.

Benny said this in his speech at the closing of Shareda’s PropEX 2025 by Deputy Chief Minister II cum Minister of Local Government and Housing Datuk Seri Dr Joachim Gunsalam, at Sabah International Convention Centre here, recently.

He also extended an invitation to industry players to upcoming Shareda Nite 2025, themed “Affinity,” which will serve as the association’s next major gathering.

“Affinity speaks of connection, harmony, and shared purpose. We hope to see this spirit not just among Shareda members, but across the entire construction ecosystem — developers, consultants, contractors, suppliers, and beyond,” he said.

Reflecting on PropEX 2025, Benny said the exhibition had provided opportunities for closing deals, forging new partnerships and inspiring fresh ideas.

“PropEX may be closing its doors today, but this is not the end. It is the beginning of new opportunities, new friendships, and a new era of collaboration.

“As we move forward, we must equip ourselves with a fresh mindset. Look at the person beside your booth — they are not your rivals, but your comrades, standing together to shape the future of Sabah’s housing industry,” he said.

Benny also expressed his appreciation to the State Government and key stakeholders for their role in strengthening the state’s housing sector and supporting home ownership.

He said Shareda paid tribute to Deputy Chief Minister II Datuk Seri Dr Joachim Gunsalam, who is also the Minister of Local Government and Housing, for his steadfast commitment in safeguarding the interests of house buyers while expediting housing development.

“His leadership has set a benchmark for the future, ensuring both protection for buyers and progress in development.

“Shareda also acknowledged the contribution of Syarikat Jaminan Kredit Perumahan (SJKP), which since 2022 has assisted home buyers in Sabah in securing housing loans worth RM614 million.

“This significant contribution has enhanced home ownership opportunities in the State,” he added.

Benny said Shareda also thanked its partners in the ministries, financial institutions and the construction industry, citing their trust, guidance and collaboration as key to driving sustainable and inclusive growth in Sabah.

“To all the exhibitors, sponsors, media partners and the organising committee, your long hours, hard work and passion brought PropEX to life. And to every visitor and buyer who walked these halls, your presence and interest mean everything to us,” he said.
